Concrete grinding uses diamond tooling to remove the top layer of a slab. That strips away stains, old coatings, glue and rough spots and leaves a clean, even surface. Sealing then protects that surface with a clear sealer so it resists stains and dust and is easier to clean.
Grind and seal is a good fit when you want a clean concrete look without a full decorative coating. It's also the first step in every coating we install, because a coating is only as good as the prep under it.
Grind and seal — We diamond-grind the floor and apply a clear sealer for a clean, natural concrete finish. It's a budget-friendly option for garages, shops, warehouses and utility spaces.
Coating and adhesive removal — Got old paint, a failing epoxy kit or carpet and tile glue on your slab? We grind it off so the concrete is ready for a new coating or sealer.
Surface prep for coatings — Every coated floor we install starts with dustless diamond grinding. It opens up the concrete so the coating bonds into the slab, not just on top of it.
Removes stains, old coatings, glue and rough spots
Leaves a clean, even, natural concrete finish
A clear sealer helps resist stains, dust and moisture
Easier to sweep, mop and keep clean
A lower-cost alternative to a full coating
Dustless grinding equipment keeps your space cleaner during the job
Grind and seal keeps the look of natural concrete and costs less. A full coating, like our flake or solid-color systems, adds color, more protection, more stain resistance and our limited lifetime warranty on full-flake floors.
If you're not sure which one fits your space, we'll walk you through both options at your free estimate.

Grinding and sealing is priced by square footage after a free on-site estimate. Your price depends on the size of the floor, what has to be removed, the condition of the concrete and the sealer you choose.
The biggest reason a garage coating fails is bad prep. We diamond-grind every floor, repair damage before we coat and check the slab for moisture first. We use polyurea and polyaspartic systems instead of cheap epoxy kits, and we back our full-flake floors with a limited lifetime warranty.
You also deal with the owner. We've been in decorative concrete since 2015, and we price every job the same fair way. If a quote is over your budget, we'll help you choose what to include — like skipping stem walls or flakes — so you get a floor that fits.
Grind and seal leaves natural concrete with a clear protective sealer. A coating adds a colored, thicker protective layer with more stain and chemical resistance.
Yes. We diamond-grind old coatings, paint and adhesives off the slab so it's ready for a new finish.
We use dustless grinding equipment to keep dust to a minimum.
It depends on the sealer and how much traffic the floor gets. Many clear sealers need a fresh coat every few years to keep protecting the slab.
